Home Inspection Rates

 

Basic Cost

 

$350 - Detached house, less than 1500 sq. ft., attached or no garage

$375 - Detached house, larger than 1500 sq. ft., attached or no garage

 

Extras

 

+ $50 - Detached garage outbuilding, at least one overhead garage door, and no habitable space

+ $150 - Detached garage/outbuilding with habitable space

+ $100 - Log home surcharge

 

What You Get...

​

Thorough property inspections completed on site with a written report provided to the client at the conclusion of the inspection. Areas covered include: Exterior, Roof & Structure, Electrical, Plumbing, Attic & Insulation, Heating & Cooling, and Foundation and Structure. Basically, you will come to know about the property and that things work as intended. Although not a Code inspection, you will be informed of both functional and material defects. The idea is that you will have a better understanding of your operating costs and whether you can expect those costs to be above or below average for a comparable property. For example, if the home is not air-tight and experiences a lot of air infiltration, you can expect higher energy costs than if air-tightness measures had been taken during construction or renovation.

Green Certified

 

+ $100 - Green Certified Inspection with Class I/II Determination and Report

 

You may optionally like to have a Green Certified inspection completed. This inspection assesses many energy efficiency features and charateristics of the property. This goes beyond the Energy Star rating of major appliances and equipment, and looks to see, for example, if the heating and cooling load of the property are reduced owing to completed air infiltration reduction measures. 

Annual Home Maintenance Inspection

 

(Basic+Extras) - 50% Discount - Past clients may purchase a maintenance inspection at a discount of 50% to their original fee. Valid for 5 years from 1st inspection.

Aging in Place

 

+ $150 - Aging in Place Inspection with Report

 

Visual inspection of safety, security, mobility and functional issues that inform the client of a senior's ability to maintain a safe and independant lifestyle in the inspected property.

Here are your standard residential home inspection rates and a description and cost of optional, available services.

Construction Estimating

 

$40 - Per hour of construction estimating. Review contractor quotes for completeness of scope. Prepare renovation scope of work. Estimate construction or renovation costs.

 

This option is suitable for home buyers or owners to estimate construction or renovation work with no contractor involvement or obligation. Contractors price to maximize profit, and will direct potential clients that way. By using an independent estimator, buyers and owners can avoid this bias and conflict.

Pre-Offer Inspection Consulting

 

$100 - One hour (max.) of inspection consulting while accompanying the buyer at a showing of a property for sale. No report (written or pictures). A confidential opinion of material defects (detectable by visual inspection only) is offered and discussed.

 

This option is suitable for home buyers deciding on whether to make an offer, or planning your offer, and not planning to include to an inspection condition in their offer owing to market conditions (e.g. multiple offers, offer presentation delays, coming soon listings, etc.)
